Which is mitigated by not moving into a neighborhood in a shitty or declining area.

Other than that, homes are an incredible investment vehicle to build wealth. In the last 30 years, housing in the US has increased 289.7% in value. So a renter from 1995 till now would have spent approximately $540,000 for a 2 bed apartment over that time and would have no asset. Vs. A buyer from 1995 buying a $200,000 home and paying it off in the last 30 years and now having an asset worth $780,000. They would've paid approx. $380,000 in mortgage payments over the life of the loan so they are at +$400,000 vs. -$540,000 for the renter. Not only that, they've lived in a larger home and they gap will only grow larger each year vs the renter now that the home is paid off since it is 30 years later. Home ownership is the greatest way for the average American to accumulate wealth.
