SFH ownership when you hit a threshold is completely constitutional. You hammer this through the tax code, disallowance of interest deductions and a surtax above a threshold is totally fine and would stop the practice instantly. I don't think that a handful of companies are responsible for this issue, though, I think the aspiring Mini Trumps with 6 rentals and 5 AirBNBs are far more culpable than Blackstone.

I don't think the Feds really should be doing much on this issue. Where it should be addressed is locally where it is a problem. They need to raise the local property taxes on non-owner occupied homes to the point where the business doesn't cash flow.

I don't know if it should be federally or locally, but it is the vehicle to prevent it. British Columbia has an annual 1% property tax on the value of a 2nd home for Canadians and it's 3% if you aren't a citizen. There is also an additional 3% tax on top of that if the property is vacant more than X days a year. Prior to that, the entire housing stock in Vancouver was being eaten up by rich Chinese looking to park money overseas. It hasn't totally eliminated that, but has drastically curtailed it now that the Chinese owners have to pay the regular property tax, another 3% as a non citizen owner, and in some cases another 3% on top of the others because they have the home sitting vacant.

As for the AirBnBs....you are correct again. That is proably another 5+% of our single family housing stock that is tied up....especially in tourist locations. That is absolutely a fixable issue for the local municipalities...just limit the number of licenses to do so and charge an exorbitant city tax to make it not worthwhile.

reluctant to downsize out of are going to face an increasingly devaluing market soon. Just looking at the decreasing numbers from Boomers to Gen X and the difference in average wealth from the two, simple economics say that Boomer's assets will fall in value fast once the slide in valuations begin. Gen X simply doesn't have enough money to buy all of the Boomer housing stock at current market prices. The Millennials are a larger group, but they are even poorer.

And I've got more bad news for you. Those sweet muscle cars collections from the 50s/60s/70s along with the RVs, golf carts, the snowbird condos in Florida and Scottsdale.....those are all going to be selling at a 1/3 to 1/2 price in the next 5-10 years because the younger generations don't want them and can't afford them even if they did.

Limit the number of homes anyone can own to 10.
Remove the illegals and fake refugees from the country.
Ban all H1-b and similar visas
Raise the capital gains tax on homes to a $1M exemption.

My middle daughter is buying her first home this week at age 38. Very low end. It has always made economic sense for her to share housing.

There is no magic in home ownership. In a lot of places, it can be a lousy investment as communities decline in quality and/or population.

Which is mitigated by not moving into a neighborhood in a shitty or declining area.

Other than that, homes are an incredible investment vehicle to build wealth. In the last 30 years, housing in the US has increased 289.7% in value.

So a renter from 1995 till now would have spent approximately $540,000 for a 2 bed apartment over that time and would have no asset.

Vs.

A buyer from 1995 buying a $200,000 home and paying it off in the last 30 years and now having an asset worth $780,000. They would've paid approx. $380,000 in mortgage payments over the life of the loan so they are at +$400,000 vs. -$540,000 for the renter. Not only that, they've lived in a larger home and they gap will only grow larger each year vs the renter now that the home is paid off since it is 30 years later.

Home ownership is the greatest way for the average American to accumulate wealth.

second master's degree from Harvard when I started my second company. I sold my first startup and I'm likely to sell this company in the next 1-3 years and permanently retire in my early 40s. I've met plenty of millionaires and have a monthly gentleman's wine club with about a dozen and a half of them...the most successful of which is a multi-centimillionaire who's sold 2 big tech startups.....so, yeah...I'm pretty sure I've got the credentials to lecture you, pal.

And I think it depends on if they’re buying or selling. Usually, more buyers means more supply, which would be good for housing. Illegals getting kicked out should be bad for demand and prices. Me, I’m living in this house until I die so my kids can worry about its value, but it would be nice for them to afford houses so I’m a big fan of more affordable housing, although they’ve been warned of the risks of buying a 5000 sq. ft McMansion.
