    I understand what you're saying OM. However, just because they make it easier doesn't relieve one of their personal responsibility.

    When I make a major purchase I always see what it will do to my debt ratio. Granted, now that I'm older I don't make as many purchases of that nature. I see young couples with less than a joint $75,000 income buying those homes that are priced in the upper 200's. That's crazy. They don't factor in all the expenses. The mortgage companies don't knock on your door and say come get our money.

    When I was young, right after I graduated, I started getting credit card offers in the mail. I wasn't making diddly squat but these companies were enticing me to buy on credit. My parents advised against it and I followed advice because I knew I would buy more than I could afford. Personal responsibility. It's what we all need to take.

    I shop realtors periodically for property investment. Many of the foreclosures I see are indeed in upper scale area like Emerald Meadows.
