I got one of those American Community Surveys in the mail last week and filled it out.

In going through the questions, in nearly every area that I responded, I thought the city was doing excellent, but I still don't think it's likely I'll be here in 5 years.

There’s literally no way I’d ever be able to afford to live here had I not married a native whose family owned property back when it was cheap.

The nice new apt building in the neighborhood starts 1brs at 4k.

I’m not sure the answer but it’s entirely unsustainable. It’s also why I think I read that CA has the most “sticky” residential stats with people staying in their residence an average of like 18 years? You can’t afford to move.

Buuuutttttt....if you can sell your place for $2M, you really should consider moving.

I'm assuming that you'll owe a ton of capital gains taxes, but let's assume that after capital gains and realty fees etc you clear $1.5M.

You could sell your place and buy this place in Boise for $950k. Buy your wife a new SUV for the burb life and follow your fellow Californians to Idaho. Bank the extra $500k into your retirement and get a job doing supply chain at Micron in Boise. You'd have no issue with your background scoring a job there or at one of the other many tech companies that have relocated there. Half of your neighbors would be from the Bay or at least Cali and you'd make fast friends. Schools there are great. Weather is great. Boise is great. You'd probably double the size of your home and that particular neighborhood is awesome. It's got hiking trails, pools, a clubhouse with a gym, sports courts and a million kids your kids age for them to play with in a super safe area. You'd have zero debt, a paid off home and car, and can get a high paying job located less than 20-30 commute tops.

...I'm staying. If anything we'll sell one of the houses in the city in retirement and buy a property somewhere south of Big Sur. Cayucos. Morrow Bay. San Luis Obispo.

Save the house we currently live in for the kids should they decide they want to stay in the city as adults.

I'm stayin put. I'm not gonna be one of those Californians that comes and fucks with a mountain state. Render unto Cesar and all that jazz...

and mountain biking / incredible lake in the summer. And McCall is only about 45 minutes past that with more of the same.

The heart of downtown Boise would be exactly 30 minutes away and it's super cool. I don't know if you've been, but it's basically downtown Austin, just 1/2 the size.

And if you wanted to live downtown, you could absolutely do it for the same budget or less.
