Ah, that provides a bit more context rather than trying to work it out from the officer's report!

The profit would only be £17m, but for it to be viable for a developer it should be delivering at least £64m.

Also interesting that it will cost £262m to build all the dwellings. And has cost £10m just to clear the site, £5m to culvert the river etc.

Mad just how big this project is.
