Based on what is in the above link, 2020 Developments are saying that if they have to include affordable housing, the development would lose about £50m.

If house prices went up by 5% it would still lose £30m.

Their costs on infrastructure etc are at £27m. Plus £6m on moving the substation.

I think from the report, and reading between the lines, even without affordable housing, they're still losing money form the overall development?

(BNP Paribas were asked by LBC to carry out their own independent analysis and they agreed with the club's figures)
