Total cost of the build is £327,997,314.
Interest on the bank loan is £18,668,449 (assuming it all goes to plan and the last flats are sold by May 2034 as per the plans.) The KDW podcast said the flats have slipped already and they will not be completed until 2035/36 so that's a worry.
Total cost of the build is £346,665,763
Value of the PC residential £393,065,594.
The max profit on the residential is therefore £46,339,831.
Loan to build the stadium is £100m to £120m so the plan is to pay off that loan with the residential profit - so that doesn't stack up at the moment. Investors, commercial, cost cutting, parachute payments to the rescue? Who knows.
