This area is fairly nice. I don't think the crime in that neighborhood is very high. Not a lot of police scanner activity in that area.
As far as flooding, I wouldn't take the word of anyone on that issue, especially the seller, haha. My best advice is wait for a decent or heavy rain and head straight into the area you are considering moving to, and take a look around for yourself.
