Buyers of real estate that need federally backed loans (Freddy Mac, Fannie Mae, VA) must purchase flood insurance already if they are in the 1% floodplain. FEMA is reviewing the flood plain map to identify more interior areas of Madison County with a 1% annual risk of flooding. (a 100 year flood) The Highland area is getting the most attention right now, but the tri-cities areas are up for revision as well. More of these stories to come unfortunately.
