That said our area is still sort of odd in that housing prices haven't skyrocketed or drastically dropped through the years. The house I described was under contract within 10 days. However, in 16 years, my house next door has maybe appreciated 50-60% if Zillow is to be trusted - which isn't much compared to many areas. Many people just buy land and buy new. If you want a big house, buy a few acres in the country and build. If you want something in town, buy a 1/4 acre lot in one of the new developments in the growing smaller towns for $10 or $15k.
