I used to live fairly close on the West Side and we would go for runs down to Bridgeport often. IIT is also turning into a pretty nice area - I was just down there a few months back.

That being said, it's hard to deny the impact that the views many people still have on attendance. And, even if those views didn't exist, it's just a bad location for the reasons I mentioned above. It's just not in area that can be developed so that people want to spend time there.
