    Is someone genuinely going to pay that price for that flat in that location? If so, why / how is there a supposed viability issue with Power Court's residential offering?

      Judging by the comments in the listing, I don't think it's aimed at occupiers ......

      Suspect PC flats will be marketed similarly, probably end up sold but low occupancy.

        In 2026, the average price for a 2-bedroom flat in London Zone 3 is generally around £488,000 to £610,000

          But if you fancy living a bit further out you could probably pick up something somewhere like Richmond for that sort of price you could pay to live on the old Vauxhall site.

          I don't want to bash the town, but I know where I'd rather live.

          The club / developer seem to be saying it has a viability issue without the £30m? Which is why the watchdog is saying they need to prove it?

            It’s cheaper than living within the M25 if you need access to London though. Probably cheaper than MK as well which is eye wateringly expensive to live

              Yep and it's being advertised as a buy-to-let with 4 per cent return.

              So if someone thinks they can rent out for a profit it may sell at not far off that price.

                4% return on that is 1500 pcm month.

                Still seems steep compared to other similar flats in the town centre.

                  Until recently there was a bloke regularly providing relevant and reliable information on the Power Court development, and the residential and retail side. Unfortunately it seems he has disappeared and I can’t for the life of me think why…

              Is that the development next to the casino( Flowers Way?) if so an estate agent I know told me they have already all been sold…. albeit to some Chinese letting company no doubt.

                    You can get a 2 bed in London for that price, or a 4 bed house with a garden in Luton.
