Genuine question following the news yesterday about trying to modify the S106 to remove the provision of affordable homes....
The club said without the removal of those homes, the entire development is not viable or deliverable.
Does that mean there will be no spades in the ground this summer until we hear the decision for this application?

I interpreted what you posted yesterday (below) as saying they would still build the stadium but couldn't proceed with the residential developments at either end of the site.
In that hypothetical situation I guess that would mean the stadium would be built and roughly half funded by debt, which would remain and have to be serviced as it is supposed to be paid off by the flats.
In reality I doubt that would happen and this is just a negotiation point to maximise the value of the residential development.
"Without these amendments to the affordable housing provision, the site is simply unviable and undevelopable. The retention of this obligation would therefore prevent the delivery of either end of the site at the same time as the stadium and leave the city centre site unfinished undelivered."

But isn't the residential development key to partly funding the stadium?
Could we really go to the loan markets and get hundreds of millions of pounds as a loan just to build the stadium?
Surely the repayment costs on that per year would be somewhat prohibitive? That is, if we're even able to secure such a sum.

It's a fair question and no idea. The plan seems to be to get that level of loan, but to cover the whole build including residential. Seems a stretch to say that would be viable just to fund a stadium.
Although I expect it's an unrealistic scenario and more of a point of negotiation.

Surely it's a mere commercial point and doesn't affect the actual operational side - designs, in theory, aren't going to change again?

I'm fairly confident the s106 will be modified.

More a question abkut whether actual stadium work would still begin this summer as I'm sure was previously said.
It would be a huge commercial risk to begin development without knowing whether you still have to deliver the affordable homes, especially when your own words say that requirement makes the entire project “unviable and undeliverable.”

There have been plenty of 'spades in the ground' in terms of re-routing the river. That has had a lot of progress.
In terms of seeing something actually being built, I have no idea if this S106 variation thing will have any bearing on it or the timescales involved.
'This summer' still has plenty of time left. Time will tell I guess.
We would all love a stadium shaped building to appear overnight, but alas...

Yeah, sorry, I meant spades in grounds in terms of work linked to the actual stadium construction.
Fingers crossed the modification request goes for us. I spoke to a Planning Inspector mate about it and if they stated that if ground is contaminated etc and involves additional costs to get it shovel ready, which of course Power Court is and has, he stated that the applicant usually has a strong case....

I'm half expecting the first shovel in the ground to turn up some long lost Roman villa or something, and the whole thing will be derailed for decades until the Time Team mob have sifted through tons of dirt looking for broken pots.
Or a rare family of birds will decide that it's the best place to live and the site will be overrun with Twitchers that will camp out for years hiding in the bushes with binoculars.

Was reading something the other day and, apparently, when they knocked down some of the old railway warehouses which used to stand where the student flats are now behind the Starbucks on station road, they found piles and piles of oyster shells, suggesting there would have been a fish market there at one point in the past.
So, yeah, knowing our luck, they will definitely find something under PC which is then declared a scheduled ancient monument.
