Property prices.

Lady a couple of roads away has put her property on the market. A very nice detached chalet bungalow, four bedrooms, two bathrooms, well maintained with lovely gardens and a detached garage.
She's been told the selling value of the property will be reduced because her late husband committed suicide a few years ago by hanging himself in the garage.
Why on earth should that affect the selling price she can ask for the house ? It makes no logical sense.
Any estate agents on here who can explain this ?

That's bollox, estate agent is at it, did a brief spell in estate agency in 80s and that advice has been delivered by a rip off arsehole. Wanker.
Couldn't agree more RF, but I was told that by law it had to be made known to prospective buyers.
No idea if that's right or not.

It must limit the market, not everyone would be happy to live in that house

Interesting point - I mean there are certain emotional things that can cause a problem for some people - e.g. I remember my parents did not buy a house next to a graveyard - so in the context of supply and demand it is reducing demand against similar properties. You or I may think it is irrational but irrespective of that if demand is down then the price will be lower than other wise.
And again if there are 2 perfect bungalows and one has a bad history then then the other one would be naturally preferable - logic is a small part of our behaviour if you had not noticed

But on what basis would it NEED to be declared?

That was not his question - he was asking (I assumed on the basis that it was known) if such an event would impact the value which I think it would. As to whether it HAD to be declared I guess that is a question for a legal person to answer

Well, yeah of course it might affect the value if it was known to the buyer. But IF it does not need to be declared then it becomes a non issue. End of.

Not an estate agent, but there is nowhere on the TA forms that you need to complete that asks for such information.

I am sure many houses of a certain age have some bad history in them - much is well buried in time and unknown to the current owners - and anyway what counts as "bad" history - for example what if the previous owners were killed in a road accident 200 miles away - it would still be a bit sad living in their former house
