    The new stadium in Northern Ireland where groundworks had started has been scrapped as costs rise from £180m to over £400m in 3 years.

    With a 34,000 capacity that's basically gone from from £5k per seat to £12k per seat since Covid.

    If you took those number to Power Court it would mean the cost going from £125m in 2021 to £300m now. Obviously, it's not costing us that much but it would be good to know how much if a dent price rises have had.

    Seem to remember the outline planning for 17500 seats was £80m which was 4 years ago. They must have doubled, at least. And that's just for the stadium. It has been revealed somewhere that the UKPN sub station cost has gone from £5m to £15m.

    But, apparently, all the money has been pilfered by the board.

      I've no idea what our stadium will cost.

      But a few numbers on the back of an envelope:

      NP = £50m
      PL cash = £100m?

      And then the money from the flats. Somehow, a new build 1 bed flat at Kimpton Road in Luton is priced at £280k. 2 beds are going at 335k )

      Therefore, take the base price of 280k * 550 flats in the outline plan, with a 20% margin should get around an extra £30m (pissing in the wind with these figures maybe)

      So, we've got approx £180m. Is that sufficient?

        The amount of PL money ringfenced for the stadium was c£25m, the rest went on various other costs. There was also something like 6m of tax payable on the NP sale.

        So those two alone are the equivalent of a healthy deposit if buying a house, but clearly not enough to build the stadium.

        GS did say in his programme notes that after the sale of the housing developments we should be debt free. That would be an excellent result in my view, but I would be interested to know in high level terms how we get there.

          Also, Covid loans from the EFL that all clubs got, were repayable over a period (6 years) but the outstanding balance is repayable in full if you are promoted to the PL.

            Yep.

            Everton's new ground is £760m so basically £14k a seat so Casement Park doesn't seem an outlier in its costs at 12k a seat. (Although I accept building a new ground on an old dock might be more expensive than ours)

              Yes and Fulham building their stand half way in to the Thames as well certainly adds to the cost. Good job we aren't going to build it on a river or anything like that

            The costs spiralled as they had to turn the original GAA design into something that could host Euro tournament matches. Which would mean better media facilities, camera positions and transport links amongst other things.
            The Power Court minimum requirements haven't changed much. The other bits around PC have changed but the core stadium project is still broadly the same. So the cost rises for PC are more down to factors that have affected the rest of the construction industry such as the cost of materials.
