    Fossetts Farm Stadium Southend

Posted by Herts Hatter on 28/11/2023, 14:49:11

I picked up this was considered non viable and that 500 homes to be built there instead with the club staying at Roots Hall. Surely another option for us? Must be more profit in homes that a football stadium?

Do you mean as in we don't build Power Court but instead build 500 homes there?

That will go down well on flouncebook.

its a rational point - 20/20 have secured a nice site which can secure the next 100 years for the club - stadiums are boring anyway and clubs will be having their own PPV deals soon so match day revenue can be achieved by other means

i am simply saying that a similar scheme in a town of a similar scale was seen to be commercially unviable - not really seeking attention as an anonymous poster on a football message board!!!

The owner of Southend United also owns Roots Hall.
As said above, he's a property developer. There is no comparison.

nothing that wrong with it is there just rebuild the Kenny road stand - 17k would do us fine

We're already building 1200 flats on Power Court alongside the new stadium.

Redeveloping KR isn't viable. It won't ever deliver the ancillary revenue streams we require.

Agreed, rapidiously transforming an expanded array of quality vectors will energistically grow stand-alone clients by holistically harnessing covalent deliverables.

but an extra 1000 homes where the stadium was going to go will pay for a new KR stand (not the other bits of the ground)

OK. Just to entertain you, the current Kenilworth stand is 3229 seats and our overall capacity is 11,500 or so.

So we need to chuck an extra 5,500 seats on a new Kenilworth Road end to bring us up to 17k.

So, the redeveloped stand would be around 8700 seats or so. For context, the last incarnation of Kop at Liverpool was 12000.

                          That seems viable!?

Good grief! Are you serous? Or just on a wind-up?

We don't own Kenilworth Road. It is not feasible to stay there forever. Power Court is the only viable option.

At the moment the LU2ON development in Luton is not going to its second stage due to the issue they are having selling the apartments.

So you didn't like the logical points like

                                  We don't own Kenilworth Road
We'd need a stand basically the equivalent of the Kop
Re-developing that one stand wouldn't improve the overall stadium infrastructure

The ownership point could be overcome - after all it is just the council that owns it.........

Ah ok, wonder how much they'd want for us to buy it back.

We'd still need a fucking massive stand that there isn't the room for (currently TV vans park outside it, where do they go once we build an 8k kop?)
For that matter, where does the club shop and any and all food establishments go?

And I'm sure that they wouldn't be happy to keep charging a peppercorn rent instead of redeveloping it.

you don't understand local politics, the council is the junior partner to the football club in terms of voting/elections - local council election can be swung on 500 votes never mind 15,000

                                              Now you're being deliberately obtuse.

No council of any political shade is going to agree to forgo the chance of developing a parcel of land near the town centre, rather than continue to receive a tiny amount in rent, especially when Power Court is under way.
