    Collapsing part of the Arndale, 40% of it from what they were spouting before, and replacing it with flats is going to turn what is already a mess of a town centre into a complete ghetto.
    They are going to do to us what they are going to do to Walthamstow. Flats and a few shops underneath.
    What Luton needs is the reinstalling of streets with varying size shops theatre cafes bars.
    We need a proper regeneration of the centre of Luton.
    Larry is a complete twat and couldn't care less about Luton or its inhabitants.

      As I have said before no young families shouldn’t be living in flats,every young family should have 2/3 bedroom house with a garden for children to play in.Locked up in flats with no fresh air.

        How on earth would that be possible given a) the state of the economy and the particular pressures on young couples and b) the miserable failure of every government in the last 50 years to build affordable housing, coupled with few or no new council homes being built?

        It's a lovely idea, but how is it going to happen?

        i understand the council are at present looking into plans to regenerate the town centre, this will i am sure to coincide with the PC development. i am not sure that c&r plan will fit in with the council plan.

          The council have been looking but that's all they are doing.
          If they don't move quickly then there will be no retail of any quality left.
          Crap & Reg have maintained their high rents and have killed off any hope of a recovery in the Arndale.
          The council are on the verge of bankruptcy putting all the Luton eggs in the airport basket.
          The airport is on the verge of bankruptcy and when furlough ends 6000 jobs are threatened.
          It's a mess one big huge mess.
          All our big manufacturers have all but gone there is no money being made what is left isn't much and not enough to generate to help regenerate.
          Larry will not save Luton and I doubt the council will either.

            The problem is thinking along old lines re retail and big shops. That model is largely finished. If the council want to regenerate the town centre they should look at some of the initiatives up here in Manchester. Offer a variety of spaces at cheaper business rates to new and independent food and retailers. Start with a foodhall and taproom with rotating vendors.

              When built, the aisles in the Arndale were wide and airy, enabling easy movement between shops, with occasional seats for the weary. Now, they are full of cooked food stalls, as well as stalls selling tat, which clog up the aisles and (the food ones) stink the place out.

              I'm unclear what you mean by the council moving "quickly". Quality retail, if Debenhams, could be said to such, has gone. There's nothing left other than basics.

              I needed to go into Bedford Town centre last weekend for an opticians appointment. It was the first visit there in 18 months. It was utterly dead.
              We used to go there regularly. My wife wont bother now as they've lost Beales as well as Debenhams, (and M&S , BHS earlier).
              So it's largely pointless going. As it is for others I guess. So eventually everything else suffers through lack of footfall.

                and yet Gypsy Lane is full to the brim with shoppers. The demand is still there. Its about a mix of good quality shops etc. not these pop up shops who selling crap.
                The council don't fill me with any confidence that they know what they are doing infact the evidence that they do is to the contrary.

                  Similar situation in Bedford where the Retail interchange appears to be busy. Parking makes a difference.

                  The question remains though - what is that councils have within their power to do. They don't set business rates. I don't whether they control parking fee levels or receive the income. So I don't really know practically what inducements they can offer bearing in mind the severe financial pressure they are under.

                  Also as the club have pointed out luton town centre is an absolute nonstarter for anything that is genuinely quality retail.

                  with the income from rates generated by PC, you would have thought the council would pull their finger out and approve the plans to facilitate the start of building, or they could perhaps rent some land to the club for a training ground extension.
