    Luton Borough Council resolved to grant planning permission to Newlands Park, subject to the signing of a Section 106 agreement (the draft version of which has led to C&R solicitors recently sending a letter of objection to this document).

        No. Not about the 106. Objections to a draft 106 will not affect the fact that consent to develop has been granted. A change to a draft 106 COULD affect the developer's ability to actually build the development (eg if the 106 requested say £10 million worth of extra infrastructure/community provision works - this would affect financial viability) but I doubt, in this case, that that would actually have a bearing. Bigger issue for me is the state of retail in the UK and the financial viability of NP. Getting worse day by day.

            Fair point. But that's kind of the point. You can saturate that sort of market eg MK, Bicester Village, Rushden Lakes.

              I live near to Rushden lakes and can tell you it has been a big boost to the local area. However, there are a number of shops that need to pull their socks up to reap the benefits, both in Rushden and Wellingborough. Northampton has just given up. What they need to do first is to provide free and accessible parking, like Rushden and Wellingborough.

                Agree. I've no doubt it is viable but its just that bit more difficult now than when the plans were originally submitted.

                  I think I heard that a petrol station service station have shown interest.
                  Cinema and hotel and offices.So not as much retails as people bang on about tbh.
