    It would then be the Smiths' house (plural). Or the Smith family's house (singular). Or if there were more than one Smith family living in said house, the Smith families' house.

    The Smith's house indicates there's only one Smith. And if he's known as Smithy, it would be Smithy's house rather than Smithies' house.

    Or if said Smith or Smithy was a blacksmith, it would be correct to refer to Smith's house as "the smithy".

    For fcuk's sake!
