My Dad died last year and had a house that he was renting out. He didn't do it properly and so we are missing some documents. I hate to move the tenant but we have to sell the house as there are 3 of us and it needs to be split for the probate. Has anyone been in this situation? Got any recommendations

I had to serve notice to quit with a financial sweetener to remove a tenant from my late sister’s property. There were no formal records. Suggest talk to a solicitor based where the property is and see if an accommodation can be reached.

If you are willing to accept a ridiculously low offer you could sell to another landlord with sitting tenants in place.
Have you tried seeing if the tenants are willing to buy?

If their current tenancy has less than 12 months to run, you won't be able to serve a section 8 on the grounds you wish to sell the property until the current tenancy is up.
