A Perfect Plan With One Problem

A friend showed me plans for a small multi-unit project that looked almost too good to be true. The numbers work on paper, but several parts of the design seem to depend on assumptions that nobody has really challenged yet. Everyone involved is enthusiastic, which somehow makes me more nervous rather than less. I’ve seen projects become expensive because obvious issues were discovered only after work had already started. How do you pressure-test a promising project before the team gets too far down the road?
