The new owners of the site are leasing most of the building to another company. There's a short term agreement for Alpha Media to remain in the current studios until the ones at Gurnee Mills are ready. I doubt they'd do it, but if they were smart, they should keep that space as a sales office or backup studio in case something goes wrong at Gurnee Mills, unless that's what they plan to do with the Waukegan facility.
The biggest difference between the Kenosha and Waukegan facilities are location of the transmitters.
In Kenosha, the transmitters are not in the same building as the studio. They're beside the tower. In Waukegan, the transmitters are inside the building with the studio. So I'm guessing unless they want to put up a new building, I don't think they can sell the building in Waukegan unless they want to move the transmitters out of it.
If they wanted out completely, they could diplex WKRS elsewhere or turn in the license. As far as WXLC, I believe at one point many years ago they had a backup transmitter on one of the towers along the Tri-State Tollway near O'Plane road, about 3-4 Miles SW of the current tower site. If they had to move WXLC, I could see it going there. There's currently a translator (99.9 W260BL) on one of those towers.
