I had exactly the same dilemma last year. At first I focused only on price, and the cottages farther from Tbilisi looked like the obvious choice. But after visiting several places, I realized that things like road quality, nearby shops, and travel time matter much more than I expected. One house I liked was significantly cheaper, but getting to the city every day would have taken almost an extra hour. In the end I started paying more attention to practical details instead of just square meters. Looking back, that saved me from making a decision that probably would have become inconvenient after a few months.
