Downtown buildings in Granite City

I just drive by to see a new empty lot where a building stood for years. I believe it was an old service station until it was used for a shop that sold women's clothing etc.

I'm not sure how many years ago this store closed but the owner commented that she had sold this building to the city a year ago and that she had used the building for storage for years. This leads me to my next question. Why does the city allow these buildings and store front properties that sit on a busy thoroughfare to be junked up and to appear abandoned, only to be used as storage?

You can easily see in some of these store front windows, old boxes in some cases stacked wall to wall or ceiling to floor, covered in dust that make this area into an eyesore. Do they not require some sort of special use permit to turn a commercial property into a storage unit? This old store was allowed to sit filled with old unsold merchandise, collecting dust on one of the busiest streets in town, for years!

The place that sits almost directly in front of that now empty lot needs to go right along with it. Some kind of garage crammed on a tiny lot, looking like slum property again, sitting right smack in the middle of downtown. The only other property that looks worse than this garage is the cock roach and bed bug infested Relax Inn. Both of these places should have been bulldozed down years ago.

If that ran down junky looking garage is allowed to remain in the heart of downtown, they need to be forced to clean it up. They need to be made to put up some fencing to hide the tiny lot jammed packed full of cars among other things. How can they ever improve this area with these ran down dirty commercial properties allowed to sit and decay year after year with no upkeep or improvement?

The problem isn’t the city. The problem is low class people with no pride.

That old station across from the Garden Gate looks like crap. That business should never have been allowed there. They need to amend the ordinance to prohibit storage of cars and RV units on that street.

I can tell you the city likes putting out press like this one https://www.theintelligencer.com/news/article/Entryway-Nameoki-Corridor-among-Granite-City-17300260.php. It says they sold the crossroad plaza shopping center to a developer who will renovate it, but in all honesty the shopping center never did sell and is still for sell. They are only worried about putting in all the city money into their downtown mill concert venue and other development down there.

You bet the problem starts with people that have no pride. But obviously their lack of pride is affecting the city in a negative way so it shouldn't be allowed.

This city creates and changes ordinances like people do underwear, in fact I would bet for the population comparison to other cities, we have more than our fair share. So, it really does make you question why this is being tolerated smack in the middle of the downtown area.

This dump being allowed to stand in the condition that it's in with the RV's you mentioned all unfenced and open for every passer-by to see would not be tolerated by any other city, but this one.

Also, I heard this garage looking dump was indirectly tied to the woman who was allowed to use her closed up store as an eye sore storage unit for years. Are these people friends or relatives of the powers that be in order to get the blind eye treatment?

This garage looks like a huge dumpster sitting in the middle of a towns square, it needs to be shut down or relocated.

I agree with you Mr. Smith. I know it's been in business for a long time. Back in my day it was actually a nicely kept Sinclar Service station.

If the city doesn't already have ordinances in place for outside storage of vehicles, they need one. This clown would probably have to be grandfathered in, but I would encourage our city to go after him every time they see a piece of paper on his lot.

Gary, it's my understanding that all work in the downtown is being paid for with TIF funds and that includes the new music center. Those funds are very rigid as to where they can be used.

It does sound like we are getting some new tenants in the Nameoki Commons Center which is good and the KMart building is moving forward now too.

Gary, of course you know as well, that the city isn't the owner or seller of that center. I've heard that the prospective buyer is having second thoughts because of the mess that POS owner has left the place in.

I can tell you it’s the shopping center is back on the market, and it’s no excuse for the city to keep only concentrating all their time effort and tax payers money into a downtown area that will never be like it was in the 50’s and 60’s like they are thinking. While the sit by and watch communities around us grow with all of these new retail,dining, and entertainment developments. I am not the only one who is sick and tired of having to leave out of town to dine,shop, or for entertainment. This mayor and council don’t have their priorities straight.

I think they are working deals for developing Nameoki Road because they are doing TIF and Enterprise studies in that area.

However, if you or anyone think the big name stores and restaurants are coming here with as much low income as we have, you have no concept of business.

When we were booming with business, we had high paying union jobs and many white collar professionals lived here and had their offices here. There aren’t more than a handful of lawyers, doctors and professionals here now and that spells low income.

Well I’m telling you and the city now no one is going want to live here with those amenities. If the city can’t give these to us then the residents will move to where they can get them. Also no one will want to go downtown to the drug,alcohol, and homeless capital of the region. Downtown is a bust they need to concentrate they efforts on the Nameoki/route 3 area and bring in developments.

Downtown is a bust? Is your degree in economic development and business? You probably haven’t been downtown for a long time. We went to see the band last Wednesday night and there were 200 people there. The tinsel town building had several pi going in and out. So what do you base that statement on?

I invest in many businesses outside the city with some pretty good companies. Do you have any idea what the first thing we look at before building a shopping area or restaurant/bar is?

It’s easy to sit on the net and make statements like yours. I get the frustration. You want to eat at Texas Roadhouse and shop at Target and then get a $10 cup of coffee at Starbucks. Well you’ll just have to make good on your statement about leaving then. If your household income isn’t at least $65,000, you’re part of the economic problem this city has.

Glad to see this mayor is working on the infrastructure and Nameoki Road. If he gets anything done there, route 3 will be close behind.

I’ve been downtown recently too, I see homeless people sleeping against the library, the old ymca, laying down in both parks. There is more empty buildings then just the 4-5 businesses along the stretch of Niedringhaus you are talking about. The concert in the park is mostly residents they had the same amounts out in Wilson park back in the 90’s-2000 at the pavilion. Moving it from one area to another doesn’t mean there is a growing development. Do you want to see what economic development is go to any local city website and look under their plan commission minutes and agenda then look at ours. You will see we haven’t had any new business development coming to build new businesses in our city. New businesses building residential need, plus buying,creating jobs, and paying taxes on land that hasn’t been producing and tax income equals better quality of life equals economic development.

I am happy to see the efforts in the downtown area...we have more small business there now then in the recent years....as for route 3..I have not see anything out there except Wallmart and Aldies and a truck lot..I talk to many who live in Granite and due to the high crime at Wall Mart most will not shop in that area...I would love to see more return to the Nameoki Commons Area. That shopping center has been neglected for so long it will be difficult to find and investor to renovate it..

I agree with Opie, due to the general income level remaining in Granite City big box will not come here...look at what happened to Lowe's.
Big business will not invest where they can not make profit..

I have talked to the mayor, and current alderman and they only talk about the downtown area and say their hand are tied with the Nameoki and Route 3 areas, which is not true if other cities including woodriver, jerseyville,Godfrey,grafton,Collinsville Edwardsville can bring in new developments including new restaurants retail and entertainment options so can our city. As for Lowes our city was just a part of the company’s business of down sizing. Unfortunately we got picked on don’t mean we can’t support big box retail,new restaurant or retailers.

He said he can’t do anything because those are private ownership property’s and Route 3 can’t do anything because they are waiting on TIF. So like I said pushing it off so they can spend all of my tax payer money on something I don’t even want so alcoholics can kill someone or even worst a child when they attend a post wedding reception or concert at the mayors new concert venue.

Worker, I like going to our cinema and Jerry’s. Mrs. O always orders floral arrangements from Miss Knapp. The new speakeasy and Tinsel Town are not only attracting people from Granite but some of my friends from St. Louis and Edwardsville as well.

It still comes down to one important issue and that’s pocket money. I personally wouldn’t invest in a nice upscale restaurant or steakhouse here until I see movement in household earnings. The numbers simply don’t pan out.

Maybe some day they will but the answer isn’t in hoping a major chain full service restaurant will all of the sudden pop up here. We are a hamburger budget town with a wishes and want steakhouse mentality.

Let's break it down for you.

So why do you blame him and the Hamilton woman for not developing that area? I mean shouldn't he be able to orchestrate something? The answer to that question is, only as much as the law allows and it allows him and his team to create incentives such as TIF districts and Enterprise Zones. (which you state he's doing)

Okay addressing "your" tax money. The money being used downtown, according to city minutes is from the downtown TIF. You know where downtown TIF money can be spent. I know you do.

Your last line in that paragraph is beyond ridiculous.

So, Granite City shouldn't have a banquet center because someone might get drunk at a reception and cause a wreck? And downtown Granite City shouldn't have a couple of nice upscale bars where people can go, listen to music and have a drink just because Gary62040 doesn't want it?
Could that not happen if someone in Edwardsville has one too many drinks at the Chop House or the Wildey or any other gathering place in Edwardsville? And those places you mention in Edwardsville serve drinks, so I guess you'll stop going there?

You can take the owners back to court. And locally you can keep issuing building code violation and fines. As for the TIF so if I went to a Dr at the hospital and payed the bill which went to the TIF or I Work in the downtown area and which I do are my and my companies taxes going to downtown TIF. I think so.

Yes I do know for a fact they are not issuing citations, because if they was they would be updated in the Madison county court system. Also the downtown TIF district was expiring last year is what I was told by the mayor if any additional money going to the downtown area should have to go to a city resident vote.

The downtown TIF did expire at the end of the year. The money left in that fund could have gone back to the other taxing bodies or could be used in the downtown area for development which it looks like exactly what Parkinson is doing.

It doesn't have to go back to us for a vote. You vote on election day and elect people who you think will bow to your will. Either way, you and I as taxpayers, weren't getting any money back. Do you honestly think the school district would lower your taxes if they picked up their share of the TIF funds? If you do, I have this bridge.....

Not all citations end up in court by the way. They only go to court if contested by the owner or if they fail to respond to the issue addressed in the citation.

Seriously asking a question. What is your degree in? It doesn't appear that you have taken too many economic or law classes in pursuit of a degree in those fields but you continue to argue points.

I still think you should run for mayor next time. I may live long enough to see you make the changes you want to see.

My degree is a M.B.A. And yes it should go to the city residents we never wanted him to go off on his own and make his own concert venue. We want more places to Shop,Dine,and Family entertainment that don’t involve alcohol. Him and council are going off and creating their own business venture downtown and using public funds for it. And yes they all do go to court concerning The Crossroads plaza shopping center for the last 6 years.

You can't speak for the whole city so don't say, "we". It's not, "his own concert venue". If you had half the business sense you think you do, you would see this for what it is.

TIF funds bought the building and TIF funds are remodeling it. You know what that means to a bottom line? It means there will be no mortgage overhead and that bust a big nut toward profit.

Now think about this. People right now have nowhere in this town to hold a wedding and reception. Now, instead of going to Collinsville to hold a reception, families can stay here and enjoy this space. That means dollars for the city. That's good business.

Okay, you don't like bars, music venues or anywhere else people might enjoy themselves. That's all well and good. However, there is a large portion of this community who will buy tickets to concerts here in town. They will have a drink or two while doing so and may even grab dinner in one of the restaurants downtown. Follow me here, that means revenue for the venue and additional sales tax for the city.

By finding other revenue streams, you have the opportunity to lower taxes to the homeowner and that's a good thing. That's Business 101 so you must have missed that first semester.

You're not an ignorant person. Please tell me you can see a potential even if you like the path being taken. If not, I am going to assume Parkinson arrested you at some point in your life because you make this all too personal.

If you sell your house and move, please post here. I'm looking for a couple of more properties I can fix up and rent out.

Your wrong I have known many of couples who have had receptions at the KC, lions, eagles halls. You will have a concert venue that will be serving alcohol which I see a as a big hint for people to drink and drive. Now they have Santa’s cabin downtown and a Halloween event downtown with kids in attendance, when you mix alcohol and young children events it never ends good. Also when the St.Elizabeth parish has the carnival, there is always some sort of fight or disturbance. If they never had the police on hand it would be a ugly sight. I don’t think it’s worth the hassle when they could of invested the money into a mini golf course, skating rink, bowling alley, something that was family friendly where there would be no chance of alcohol being serve or adults being hostile.

KC Hall is a broken down, dirty building. I still don't understand how you think this will be a drink and drive establishment any more than the places you talk about in Edwardsville.

What you are doing is assuming there will be problems when they have parades downtown. Well last year, we went to a mardis gras event. Lots of kids and to my knowledge, not one call for police.

St. Elizabeth parish hasn't had a problem in the last few years ao again, that's not a good argument. Hell, they have booze and fights at Bush Stadium so I guess pro ball should be shut down too.

Yes, a mini-golf course downtown would have brought in the big bucks. And we've had skating rinks and bowling alleys go out of business so why would anyone other than a complete moron think about building either of those?

You're obviously a guy who doesn't like alcohol and that's certainly your right. However, you can't have everything your way. You have yet to answer my question about your running for office. Do you have the where with all to do so or do you just like typing?

No sense in us responding to each other. You have a view of economic development that is so 1960's and with very little concept of how TIF districts and other incentives work for investors.

I go to the St.E carnival every year like clockwork except when covid hit and you must be blind because there is always a fights happening in and around it. Just before the covid shut down there was a shooting in the park across from it. To answer your question I can’t run when I work a full time job. There is skating in pontoon, bowling along with laser tag in Edwardsville, mini golf in Fairview heights so the ones who invested and built those must of been morons? I just don’t understand why everything this city does have to revolve around getting someone drunk? The city officials are not setting a good example if that’s what they want.

The owners of the Edison Entertainment Complax must of been Morans then because they invested 4 million dollars into a family friendly place where you can take your kids or just go out and have a fun night of bowling. Also we still have a skating rink in pontoon but the city could of bought the one we had downtown and revamped it for the kids, instead of wasting money on a dumb concert venue. They think this is going be like the hill in st.louis, well I hate to tell them this will never be that because they had a original ideal not just copying from another city.

Funny, you mention copying from another city while bringing up what Pontoon and Edwardsville have. We're talking about Granite you idiot.

Too bad Ponderosa sunk... A steak and all you can eat buffet....for $9.99.

We got the chopped steak....the minimal priced item that still allowed access to the buffet...

If it was THAT kind of steakhouse, that would work out....

But yeah, a prime cut restaurant....? Maybe not this week.

Also no one will want to go downtown to the drug,alcohol, and homeless capital of the region.

It isn't just downtown that has a big homeless problem. I have seen multiple people sleeping in the lobby of Regions bank early in the morning. It prohibits people from using the ATM early. Homeless also congregate in the doorway to the old Gliks sports store, in the outdoor area of Tegan's and the south entrance to the store that now has Rulers. Often there is thrown away clothes, underwear and food lying there. Also the Pontoon road overpass has a rather large homeless population at varying times. Sometimes when traveling southbound, use your headlights to illuminate under the overpass. You can often see them under there.

I think you are probably right with your assessment. Most people in the area know the ship is sinking but some still pretend Granite City is one nice restaurant away from being Edwardsville.

I feel bad for the homeless people though even if some of them are junkies.

Remember when Trump said, if they bring a knife, we bring a gun?? Oh wait a minute...
