Now you're putting teeth in the argument. Yes, downtown development won't save the community. It's more of a firewall to stop continued deterioration of the area. Maryville Road would have been a decent local commercial market for professional service businesses but no way would have worked for retail/restaurant. Route 3 is damned because of the flood plain and the very political corps of engineers. You're correct. Back in the 70's there was a push to merge Granite, Pontoon and Mitchell. That was back in the day of Shuler and Cruse's terms. Hagnauer wasn't a player then. But given all you said, let's pretend you the ED. Working around the above, name three distinct paths you would take to fix the problem and how you would accomplish each. And the best thing you point out is getting rid of slum lords. I'm so tired of seeing these absentee owners take money from low income people and not put a dime of it back in their properties. One way to deal with them and that's to hassle them non-stop with inspections and fines until they raise their standards.
