What is this black stuff on my Palm?

I have 15 alexander palms planted in my yard here is South Florida. One of the them has a black sandy type dirt growing on it. It is spreading up the tree onto the new leaves and down the trunk. The tree is not in bad shape bud I would like to get rid of this black, sandy, dirty stuff on it. Does anyone have any advise??
