I live in Albuquerque,NM and have a Mexican Palm that I planted outside five years ago. Each winter I wrap it in insulation and it has survived our winters. This year when I unwrapped the trunk I noticed an area about 3 in wide and a 12 inches long that was spongy. I dug out the wet area (appears to be sap) and sprayed it with prunning paint. It appears very healthy and is producing frongs like crazy.
