This finance management of this estate is becoming unacceptable. I am starting to lose my confidence in the Management's ability to satisfactorily run this estate.
I now am concerned that the Chart House lifts are being replaced after only 18 years of service. Someone should investigate the costs of repair or partial replacement. Throwing OUR money at it is an abdication of your responsibility.
High priced assets should have a replacement cost budgeted for and funded over the lifetime of the equipment or a lesser period if caught by surprise.
I recommend that all the Chart house households should only pay deficit, ground rent and the 6 months Service Charge, although consider methods of reducing this by reducing other costs. The lift ley should NOT be paid.
We should not accept the lift levy as an acceptable charge at this stage and therefore not pay it until we have seen examples of quotes for the economic repair or possible replacement of just the failed lift.
