    Posted a report on Facebook this morning: A planned mixed retail/leisure development on the outskirts of Bristol, called in by the SoS, has been turned down. C&R are crowing, saying it's exactly the same as NP/CP, but 2020 obviously say not.
    Should we be worried?

                        Only since they changed their tune a couple of months ago. Before that they spent the best part of 2 years objecting to the football ground being at PC. Their original "Vision" for the town centre included the farcical idea of an "Urban Park" at PC.

                        It's huff, puff, bluff and guff from C&R. Bristol is totally different as GS says in his statement. For a start the whole of Bristol was against the plans - MP's, Bristol City Council and retailers. The opposite is true in our case - no objections from MP's, Councils and just one objection from a town centre retailer.

                        It appears to me this is part of a concerted C&R effort to win over retailers in the town - convince them that NP will be refused and keep banging on about secret impact assessments that the council have not released.

                          I tried to skim read it and failed, don't have the time.

                          The strong feeling that I did pick up was that all that time spent up front on changing the local plans was probably time extremely well spent.

                            The local plan is what C&R have stated, but that was changed. The RIA is in our favour, and so is Skippy’s Ilford article. (Morning tosspot)

                            Also, it states high percentages of high end retail etc, but it has to be remembered that only 35% of the entire Newlands scheme in total is allocated to retail.

                              Thanks, appreciate the additional insight.

                              It looks like the Bristol scheme relied on a rough intention to update the plan later and that looks to have been a big part of the decision against them.

                                Also the Bristol plans, from what I can gather, had significant local opposition.

                                The more I think about it, the more I'm convinced that only corruption in the process can now stop PC and NP.

                                    Corruption might be a bit strong, but doing so would fly in the face of local democracy and suggest that those involved in the process were making decisions based on .... ????
