Had a signing recently with identity issues (and no, PAW, I didn't use two credible identifying witnesses this time! The signing was canceled. But I digress:
Before the signing was finally canceled, the borrower was pulling out every paper she could find relating to her house and her identity. She showed me a grant deed signed 12 years ago, wherein she, as sole and separate owner, conveyed to her and her new husband, joint ownership. There was only one signature line - hers. But the ack was preprinted with just his name. And it was notarized! In other words, the notary acknowledged this man appeared before her and signed - but he never signed anything. And the wife's signature was completely un-notarized. And this was recorded!
Incidentally, she's a widow now and she says the stepson is making threats about throwing her out (she's 75 years old) and taking over her property because he thinks Dad owned it. But I wonder if Dad ever had ownership with such a faulty grant deed ....?
