While this is the correct answer to avoid practicing law....

It's not reality. I always call, typical answer is I don't know, let me check, followed by what ever you want, we don't know (care).

I then follow with, some Title companies what, others want...

They respond with, that sounds good lets go with the (1st or 2nd) mentioned.

I notate the call in my journal.
