"Cricials" does vary by lender/title/svc. If they want a fax back, they should give you an itemized list. Yes, the HUD and itemization of amount financed are usually criticals. One lender wants a specific page of the escrow instructions, not a document that is signed. Other docs are the doc correction agreement, ID affidavits, signature/name aff, copy of ID, the document where the borrower says how he wants his cash back. Some want the 4506, the W-9 and the initial escrow disbursement, even though it isn't a signed document. One company now wants the entire package faxed, no kidding! If they don't provide it, ask for a list, especially if they ding you for not faxing correctly.
