In Calif even if you have renters you may end up responsible for their taxes if your paper work is not done perfectly. Waxy, can you think of anything more gratifying than this?
google Ken Cassidy, he teaches this, great info, really good guy.
My advice is work alone, at the most hire a front end person. Really fun and everything is just the way you want it. It is so not fun having employees, esp in CA.
