I'd give it a good fungicide drench all over the stem. I have had the same problems with this species so I was thinking it was probably the problem. With a lot of those plants, I keep the stem exposed. I know there are a few people who think the stem should be buried because they will grow better, but I have to disagree when it comes to watering and keeping the stem below the surface. Your plant points out my opinion.
