Years ago I screwed around with a lip seal replacement for the felts. You can find seals to suit but the problem I found was that the seal journal on the spindle wasn't suitable for a lip type seal.
I agree with Steve, there's nothing wrong with the felts but I have found some issues with some of the replacements.
The felts are thicker than the originals & can give false endfloat readings when you set them up.
I've also found some with a poorly stamped metal that is slightly larger OD, & they are a bit difficult to fit.
